Legislation regarding rental agreements is primarily regulated by two separate acts: the Act on Residential Leases and Act on Commercial Leases.
Generally, the Act on Residential leases is applied when a building or a part of it is rented for residential purposes. On the other hand, the Act on Commercial Leases is applied when a building or a part of it is used for purposes other than residential. Hotel operations and lodging-house establishments are separately regulated by the law.
Some of the legislation is mandatory legislation for the landlord, meaning that it cannot be deviated from to the detriment of the tenant.
